What type of property will be in continuous strong demand by owner occupiers in the future?

The recently released census data gives us an idea of how the great Australian dream of owning a home is evolving.

It showed that while 71% of us live in houses (75% in 2006) more and more of us (13%) are living in townhouses (up from 9% 10 years ago).

This group increased by 45% between 2011 and 2016 and there are now just under 350,000 families living in terrace or townhouses.

And despite the surge of apartment construction, only 14% of us are living in apartments which is much the same as 10 years ago), however the proportion of high rise as opposed to lower rise apartments has increased.

Do families live in apartments?

Interestingly the average household size today is up a little from the last census.

An average of 2.6  people live in each dwelling (previously 2.57.)

Maybe more of us are sharing or staying at home with mum and dad because of lack of affordability.

The 2016 Census data shows there are 228,243 families with children (with one or two parents) living in flats, units or apartments.

This equates to 6.3% of family households.

But as a proportion of apartment dwellers, families make up almost 20%, or 1 in 5.

When looking at the share of family households, the share living in apartments has barely increased between 2011 and 2016 – 6.1% to 6.3%

Clearly apartments are going to become more prevalent in the future, but increasingly townhouses are going to be the preferred style of accommodation for a wide range of affluent people because they provide modern  and spacious accommodation on compact blocks of land which are often situated in  desirable inner and middle ring suburbs  of our capital cities.
